There are fewer things more stressful than selling your home. Look it up, we’ve definitely discussed it many a time on the VIC Underpinners site. Divorce? Definitely up there in stress levels. Marriage? Just as much if not more so. But a home is an asset that stays with you just as long as either of the above, and deserves just as much care. It honestly means that many homeowners don’t want to sell their homes as early as they may like, just because they see all of the impediments and challenges ahead as so big and so annoying.

The first tip is tough but necessary – you need to figure out how to price your home. The trick, especially right now, is to price is slightly below market value. You won’t necessarily lose money on it, but you will make it a much more competitive asset. We’re not talking a big deduction, only 1 – 2 percent, but that can make all of the difference. You get bonus points if you keep tabs on comparable homes in the areas and the amenities that they offer. That just shows buyers that you know what you’re talking about.
The next step is all about making things pretty. Heard of staging? It’s incredibly important if you’re thinking about sending your home on to the next owners. There’s nothing worse for a new home owner than to walk into a blank space. It means that they have no inspiration or imagination for the way that their lives will look in the space. This tip doesn’t take much. In fact, you just need to think about a few key pieces and or a vision to ensure that those checking out the space know exactly what they can do with it. Lost for ideas? Pinterest is always the best way to go for a place to go!
One more for today, (but don’t worry, there are many more to come) – It’s time to bring out your inner photographer. You don’t need to have a ton of skills here, but it is important for you to market the space that you’re trying to get… on the market! Take some time walking around your space and remembering the the best pieces of it in your mind. Did you always feel like their was a best view to your outside? Did you always feel like there was one room that was completely under appreciated and you want to market it the best? This is your time to share and showcase. It doesn’t need to mean that you have to employ a professional photographer or that you need to go out and buy a really expensive camera. Rather, this is where your passion and love for the space should come out. Be honest and authentic, and that will show straight through right away.
